Who Is Behind Your Builder Search?
Seth Leichnitz lives in Waterville and studied sustainable construction at Kennebec Valley Community College. He worked his way from skilled laborer to project manager on custom homes, timber framing and historic renovation projects.
After the field years, Seth spent three and a half years in service, estimating and sales roles. That mix taught him how clear scope questions and honest price conversations protect both homeowners and builders.
This company uses that background to help homeowners ask more useful questions when they meet an independent builder. Better questions early tend to lead to clearer contracts later.
How Do We Help You Find a Builder?
Custom Home Builder Waterville is operated by Seth's Home Pros. We learn about your new-home project and introduce independent builders who may fit.
We ask where you want to build and what you have planned so far. A useful match depends on the scope of the house as well as a builder's current availability.
The independent builder prepares their own construction proposal and discusses the price directly with you. Our introduction service is free for homeowners; contractors compensate us on closed work.
Who Holds the Contract and Makes the Decisions?
You select the contractor, sign the construction contract and pay that contractor directly. SHP provides introductions without managing or guaranteeing construction, and we never handle project payments.
Maine does not license general contractors or home builders. Electrical and plumbing work require the appropriate trade credentials, so ask the responsible professionals for their current documentation.
The generated house and property photographs illustrate design possibilities; they do not show completed work by this referral service. Seth's portrait is a genuine photograph.
